Hernando County Florida’s public transit, THE Bus, could be in trouble! County Commissioner, Jim Adkins, would like to park the public transit buses, as he claims that the buses cost too much money to continue the operations. However, Dave Russell, Commission Chairman received advice from a regional transportation expert that claimed if the buses get parked, any and all help from the Florida Department of Transportation and other state or federal transit funding would cease; and not just for now but well into the future as well!
More federal dollars are going into public transit these days, forcing regions throughout the state to take another look at their transit system in order to get more bang for their buck! Citrus County Florida has a door to door transit system but is looking into more limited fixed route options! One difference between Citrus County transit and Hernando County transit is that the business community in Citrus has bought into the system, something that Russell feels is necessary for Hernando County.
Finding a viable solution to saving THE Bus without any tax burdens on the community, it a priority within the county at the moment.

Investing in real estate property can bring in many financial rewards as an aid in helping your nest egg grow for the future. Purchasing single family rentals, apartment buildings, duplexes or high rises for investment purposes only, can be very confusing at first, but you know the saying, ‘knowledge is power’!
As with any investment, have a plan! Know how long you plan on owning the property, if you’re looking to purchase rental property and plan on keeping it for 20 years or so, be prepared to put some money into the property. Eventually, it will need new appliances, a roof and major repairs done to the home to keep it up to standards. If you only plan on keeping it for 5 years or so, try to avoid making any major repairs or improvements unless you think that you can recover the costs at the sale of the property.
After you’ve owned a rental for at least a year and decide that being a residential landlord just isn’t your thing and you would like to try commercial real estate investing, you can always utilize a 1031 Tenants in Common Exchange. This will enable you to avoid the capital gains tax from the sale of your rental.
