Mortgage Rates rise slowly this week

Filed under: Florida Real Estate — Tags: , — Penney @ 1:41 pm

The mortgage rates on a 30-year fixed rate mortgage rose a little this week, but still remained below 5%. According to mortgage giant Freddie Mac, interest rates went up from 4.96% to 4.99% this week.

Experts believe that the mortgage rates have been kept down by the FED program that has been pumping $1.25 billion into mortgage backed securities. That program will expire on Wednesday, March 31, 2010, however the FED has announced that if the economy weakens, reopening the door to the program will be considered.

Freddie Mac collects mortgage rates from lenders across the nation Monday through Wednesday each week, as rates are closely tied-in with long-term Treasury bonds rates can fluctuate significantly; even on a daily basis.

Home Sales rise in February

Existing home sales in February rose by a whopping 21% in February, in an annual comparison, according to Florida Realtors. Just in the state of Florida alone, the report showed a 13.6% increase in existing home sales!

According to Florida Realtors President, Wendell Davis, “Homebuyers should take advantage of favorable conditions in the current housing market.” The median sales price for existing single-family homes in Florida for February was $131,300; this shows a 7% decrease from this time last year.

These statistics lead the National Association of Realtors (NAR) to believe that the late spring home sales will be active. Lawrence Yun, NAR Chief Economist states, “Activity should be picking up strongly in late spring as buyers take advantage of the tax credit, which is critical to absorb distressed properties reaching the market and to continually chip away at inventory levels.”

Mortgage Rates are Still below 5%

Just over a week before the FED will end the program that has been pumping $1.25 trillion into mortgage backed securities, the mortgage rates remained under 5% for the 3rd straight week!

Although the rates inched up to 4.96% from 4.95% the week before on a 30-year fixed rate mortgage, the rates have consistently remained at or around 5%, which was the intent of the FED program.  Many economists believe that once the program ends, the rates could rise; however, the FED has announced that it would be willing to possibly extend the program if the economy weakens.

Mortgage giant, Freddie Mac collects mortgage rates from lenders around the nation Monday through Wednesday.  As rates are closely tied in with long-term Treasury bonds it is possible for the rates to fluctuate drastically even on a daily basis.
