Land Use Change Proposal will be Heard in Citrus County, Florida

The Planning and Development Review Board in Citrus County, Florida will be presented with two separate proposals that call for a re-zoning of 805 acres of agricultural land in an effort to provide a place for the construction of 1,500 new homes.  The proposals that come from Midwest Systems, Inc and George Southworth, will include the land that is located between Pine Ridge and Crystal River.

County planners are recommending that the Planning and Development Review Board deny both proposals as Citrus Springs and Pine Ridge already have thousands of empty residential lots and creating development where none exists heightens the chance for urban sprawl.  According to Margaret Beake, Senior County Planner, “The proposal would encourage scattered development and sprawl.”

Both of the proposals would require public hearing and approval from the Citrus County Commission before any changes are allowed.

Annexation Plan in Citrus County Florida

An annexation plan that includes commercial property along US19 was initially approved this week by the Crystal River City Council, Citrus County, Florida; this annexation includes the Crystal River Commons, a commercial center between Venable St. and St. Benedict’s Catholic Church.

Supported by city officials due to the water and sewer service provided by the city south of town, the annexation would give the city control of land regulations for the RealtiCorp property that is not set aside for Crystal River Commons.

The final reading for the annexation ordinance is scheduled for February 8, 2010.

Existing Home Sales To Improve

David Lereah, Chief Economist for the National Association of REALTORS, is looking for a steady rise in existing-home sales. Mr. Lereah stated this past week, “after reaching what appears to be the bottom of the fourth quarter of 2006, we expect existing-home sales to gradually rise all this year and well into 2008. New-home sales should continue to slide, but we look for that sector to turn around later in the year. When you put it all together, home sales may appear weak in comparison with the record surge in 2005, but they will be sustained at historically high levels that are in line with long-term demand.”

Sales are happening!

It is true that our local market has shown a decline in average sales, however we are still far above the national average. I believe this to be because even in a depressed market, buyers still realize that our market is still a value for them.

Our area is well placed for the Tampa/St.Pete commuters. We offer a delightful difference.
